How we score

Every number has a source. We show you it.

A Deal Score is only as good as the evidence behind it. Here is exactly what we use, how fresh it is, and the rules we hold ourselves to.

Sources

Public registers, licensed data and your own deal flow.

Most of what goes into a score is official open data, published under the Open Government Licence. We add licensed rental data and the listings you or our partners send us.

Trust framework

Five rules we don’t bend.

Property data is messy and every model is wrong somewhere. These rules are how we stay honest about it.
  • Ranges, not points

Valuations, rents and scores come as a range. Where evidence is thin the range widens, and we say why.

  • Cited comparables

Every valuation lists the sales it used, with date, price and distance. Remove one and the range recalculates.

  • Editable assumptions

Rent, deposit, rate, voids, management and works are yours to change. Nothing is hidden in a black box.

  • Independent of commission

Scores are computed from data only. No partner, lender, agent or referral fee can change a Deal Score.

  • Coming

    Published accuracy record

Coming with the beta: how our valuation ranges compared with the prices that properties later sold for.

  • A score is a starting point, not a verdict.

Always view the property, read the legal pack and take professional advice before you buy. Information, not advice.

We don’t scrape. Full stop.

Yieldhouse does not crawl property portals or copy their listings. We never claim to see every property on the market. The deals we score reach us in three ways:

  • You forward the alert emails from portal searches you have set up yourself.
  • Partner agents, auction houses and sourcers send us their listings, and the source is shown on every deal.
  • You paste an address, from anywhere, into the Deal Analyser.

Data protection

Your deals are yours.

UK GDPR
We process personal data under UK GDPR and the Data Protection Act 2018, and will register with the ICO before launch.

We read forwarded alerts only to extract the listings. The original email is deleted once it has been processed.
Never sold
We do not sell your data, your deals or your searches, and we never share them with agents or lenders without your say-so.
Deleted on request
Export or delete your account and everything in it at any time from your settings, or by emailing us.

The detail is in our privacy policy.
