Draft, not yet reviewed by a solicitor. This document is a working draft published ahead of the beta. It will be reviewed and may change before Yieldhouse opens to customers.

Yieldhouse helps you assess property deals faster. It does not tell you what to buy. Please read this before relying on anything you see on our website or platform.

1.Information, not advice

Everything Yieldhouse provides, including Deal Scores, valuations, rent estimates, yields, stress tests, AI Analyst answers, Finance Finder matches and glossary content, is general information. It is not financial, investment, tax, legal or mortgage advice and does not take your personal circumstances into account. Yieldhouse is not authorised by the Financial Conduct Authority to give regulated advice.

2.Scores and valuations are estimates

Our valuations and rent figures are automated estimates built from data such as recent sales and lettings. They are not RICS valuations, surveys or mortgage valuations, and a lender’s valuer may reach a different figure. Deal Scores are a way to compare deals on stated assumptions, not a prediction of returns.

We show ranges and confidence levels because the true figure may fall outside them.

3.Data accuracy

We use official and licensed data sources, listed on our data page, and listings forwarded by you or shared by partners. These can contain errors, omissions or delays. Always check key facts, such as tenure, lease length, planning status, licensing and condition, with the agent, your solicitor and a surveyor.

4.Examples are fictional

Figures marked “Example” on our website, including addresses, deals, lenders and portfolios, are fictional and for illustration only. Real rates, fees, taxes, rents and values will differ.

5.Finance and referrals

Finance is arranged by an FCA-authorised broker partner. Yieldhouse is not a lender or broker and does not give advice. Referral fees are disclosed and never affect your Deal Score.

Lending criteria change frequently and a match is not an offer of finance. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Most buy-to-let mortgages for investment purposes are not regulated by the FCA.

6.Property investment carries risk

Property values and rents can fall as well as rise. Interest rates, taxes and regulations can change. Void periods, repairs and tenant problems can reduce or remove income. Past performance is not a guide to future returns. Only invest money you can afford to have tied up for the long term, and take independent professional advice.

7.Tax figures

Stamp duty, LBTT and LTT figures are calculated from published rates on the date shown in each calculator. Reliefs, exemptions and your personal position can change the amount due. Check with a solicitor or tax adviser.
