Terms of use
Last updated 28 October 2026
Draft, not yet reviewed by a solicitor. This document is a working draft published ahead of the beta. It will be reviewed and may change before Yieldhouse opens to customers.
These terms apply when you use yieldhouse.co.uk, our free tools and the Yieldhouse platform. By using them you agree to these terms. Please read them with our privacy policy and disclaimer.
1.About us
Yieldhouse is operated by [company name, registered number and registered office to be confirmed]. You can contact us at hello@yieldhouse.co.uk.
2.The service
Yieldhouse provides property data, analysis and tools to help investors assess residential property in the UK. It provides information only. It is not financial, investment, tax, legal, valuation or mortgage advice, and we are not a lender or a broker.
Parts of the service are in development or marked “Preview”. Preview features show how the service will work and may not do anything yet. We may change, suspend or withdraw features, especially during the beta.
3.Your account
- You must be 18 or over and give accurate details.
- Keep your login details secure. You are responsible for activity on your account.
- Pro plan seats are for named users and may not be shared.
4.Plans, billing and cancellation
Paid plans are billed monthly or annually in advance. Prices are shown excluding VAT, which is added where it applies. Billing opens with the beta; no payment is taken before then.
You can cancel at any time and keep access until the end of the period you have paid for. If you are a consumer, you have 14 days from purchase to cancel for a refund, less a fair amount for any use of the service in that time.
5.Acceptable use
You agree not to:
- Copy, resell or redistribute our data or deal sheets, except white-label sheets on the Pro plan.
- Scrape, crawl or overload the service, or try to get around usage limits.
- Forward emails or upload content you don’t have the right to share.
- Use the service unlawfully or to mislead others about a property.
6.Your content and our content
You keep ownership of the deals, notes and data you add. You give us permission to process them to run the service. We and our licensors own the platform, scores, software and data we provide. Some data is used under the Open Government Licence and other licences; see our data page.
7.Third parties and finance
Finance is arranged by an FCA-authorised broker partner, not by us. Any agreement you make with a broker, lender, agent, auction house or sourcer is between you and them. We may receive referral fees, which we disclose before you proceed and which never affect a Deal Score.
8.Our liability
We take care to make our data and analysis accurate, but we can’t guarantee it is complete, current or error-free. You are responsible for your own investment decisions and for getting professional advice, surveys and valuations before you buy.
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law. Subject to that, we are not liable for indirect or consequential loss, or for loss of profit or opportunity, and our total liability to you is limited to the fees you paid us in the 12 months before the claim. If you are a consumer, this does not affect your statutory rights.
9.Ending these terms
You can stop using Yieldhouse and close your account at any time. We may suspend or close accounts that break these terms, with notice where reasonable.
10.Changes and governing law
We may update these terms and will give account holders reasonable notice of significant changes. These terms are governed by the law of England and Wales. If you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
