Glossary
EPC: Energy Performance Certificate
A rating from A to G of a property's energy efficiency, needed to sell or let.
What it means
An Energy Performance Certificate rates a home from A (most efficient) to G and lasts ten years. In England and Wales you can't grant a new tenancy on a property rated F or G without a registered exemption, and the government has proposed raising the minimum to C. Budget for upgrades on D and E properties, and check the EPC register before you offer.
Worked example
ExampleA terrace rated D (62) that needs to reach C (69 or more).
- Loft and cavity insulation
- about £1,500
- Heating controls and LED lighting
- about £800
- Replacement boiler, if needed
- about £3,000
Budget £4,000 to £7,000 in the deal sheet, not after you complete.
