Money left in
The cash still tied up in a deal after you have refinanced.
What it means
Money left in is everything you spent on a deal (deposit, stamp duty, fees, finance costs and works) less the cash you get back when you refinance. It is the number BRR investors care about most, because it decides how quickly you can do the next deal. A deal with all your money out is rare; a deal with a small, predictable amount left in is the realistic goal.
Worked example
ExampleTotal cash in of £71,590 on a BRR, with £43,500 released at refinance.
- Money left in
- £71,590 − £43,500 = £28,090
- Return on it
- £272 × 12 ÷ £28,090 = 11.6% a year
A strong return on the cash that stays in, and £43,500 ready for the next deal.
