Company let
A tenancy granted to a company rather than a person, often used for rent-to-rent.
What it means
A company let is a residential tenancy where the tenant is a company. Because an assured shorthold tenancy can only be granted to individuals, a company let sits outside it and is governed mainly by its contract terms, so it can allow subletting, short lets and a fixed rent for several years. In England, reforms to private renting are changing tenancy rules, so check current rules on how they treat company lets before you sign.
Worked example
ExampleYour company leases a three-bed house for five years at £1,100 a month, with a break clause at 18 months.
- Tenant
- Your limited company
- Permitted use
- Serviced accommodation, with landlord's consent
- Rent over the term
- £1,100 × 60 = £66,000
The landlord gets a guaranteed rent; your company takes on the obligation for the full term, less any break.
