Green belt
Land around towns where national policy strongly restricts new building.
What it means
Green belt is land designated around many English towns and cities to stop them sprawling and merging. National planning policy treats most new building there as inappropriate unless very special circumstances exist, so planning odds are low and prices reflect that. Policy on poorer-quality green belt land, sometimes called grey belt, has been changing, and councils can release green belt through their local plans. Check current rules and the local plan before paying hope value.
Worked example
ExampleTwo similar paddocks, one in the green belt and one just outside it.
- Outside the green belt
- Realistic planning odds after pre-app
- Inside the green belt
- Low odds unless released in the local plan
A green belt flag cuts the probability you should use in the land calculator.
