Local plan allocation
A site the council's local plan names for development, which improves the odds of consent.
What it means
A local plan sets out where a council expects new homes and jobs to go over the next 15 years or so. A site allocated in an adopted plan has the principle of development accepted, so a planning application is far more likely to succeed. Sites put forward during a plan review, or in a draft plan, carry some hope value but less certainty. The council's call for sites is the moment to promote land into the plan.
Worked example
ExampleA site allocated for about 30 homes in an adopted local plan.
- Probability before allocation
- Perhaps 20 to 30%
- Probability once allocated
- Often 80% or more
Allocation moves the odds more than any survey. Check the plan's timetable and the council's housing supply.
